A Facility Maintenance Tech has experience with the safe operation, repairs, and preventive maintenance of building mechanical systems, and material handling equipment- including electric and propane industrial forklifts, pallet jacks, stock pickers, scissor lifts, scrubbers/sweepers, battery charging systems, and batteries. Preferably be familiar with industrial ammonia refrigeration systems EPA, OSHA, and applicable State and Local Codes.
Directly responsible to work safe while maintaining, troubleshooting and repairing material handling equipment, building systems, HVAC, and electrical.
Sophisticated diagnosis and repair of industrial material handling equipment, (Crown lift, Raymond, Tenant), power speed overhead doors, dock plates
Conduct preventive maintenance (P.M.’s) within established timelines such as filter changes, calibrations checks/adjustments, re-lamping, belt changes, etc, evaluating/ reporting equipment condition and maintain clear, concise communication with Management.
Responsible for logging time and materials into computerized maintenance management system (CMMS) on a daily basis in the form of work orders, P.M.s, etc.
Responsible for daily communication of all pertinent information regarding building infrastructure, systems operation and maintenance to departmental management and maintenance team.
Responsible for housekeeping and clean up all maintenance areas, rooms, and all project areas on a daily basis.
Required to interpret and understand plans, prints and specifications, schematics, operating and maintenance manuals, etc. for all above listed systems.
Assist other techs as needed with MHE, building, refrigeration and battery system.
Must have experience with MHE battery changers, also battery charger repairs, repair of plugs and tips of batteries and chargers, watering and washing batteries, acid spill clean-up, battery rack cleaning, battery area sweeping and cleaning, and other general maintenance activities.
Must demonstrate good customer service values and work closely with operations (Warehouse, Safety, Security, Human Resources, Etc.) to achieve common goals.
Minimum three years of experience in MHE repairs, building systems and industrial electrical.
Follow OSHA, GMP’s (Good Manufacturing Processes), HAZMAT, EPA environmental compliance.
Candidate should possess good computer skills.
Knowledge of building fire protection systems including wet sprinkler systems, dry sprinkler systems, double pre-action sprinkler systems, and compressed air systems.
Knowledge of HVAC systems including split systems, make up air units, RTU’s, air handling units, gas regulators and components, Freon cooling, VAV systems, supply and exhaust systems.
Knowledge of building electrical systems including 480V, 277V, 208V, 120V systems, transformers, switch gear, motor starters and power disconnects, contactors, low voltage controls, and lighting systems.
Minimum of high school diploma required.
Associates Degree or journeyman certification in: HVAC, Electrical, Plumbing, Building Codes, Welding Certification.
Large box warehouse distribution center experience with multi skilled maintenance team environment.
3 plus years’ experience in large industrial computer based ammonia refrigeration systems. Able to troubleshoot, monitor and repair compressors, condensers, evaporators, fans, contactors, motors, microprocessors, sensors, and able to perform refrigeration system specific preventive maintenance.
RETA certification, PSM, RMP programs compliance experience.
